Is this mold quote fair?
A fair mold quote is one you can check: it says what comes out, what gets cleaned, how big an area, how it's contained, how it's dried, and how you'll know it worked. Florida requires the contract to be in writing and signed. Price comes last.

What a written scope should list
- The areas, by room and surface, with square footage. "Hall bath ceiling, 24 sq ft; wall behind vanity, 16 sq ft."
- What gets removed (drywall to what height, insulation, baseboards, carpet pad, duct runs) and what gets cleaned (studs, block, slab, metal ducts).
- Containment: plastic barriers, negative air, HEPA filtration, and how the AC returns and supplies in the area are sealed.
- Drying: equipment, and the moisture readings that mark it done.
- The cause, and who fixes it. If it's a roof, an AC drain or a plumbing leak, the scope should say so and say whether that work is included.
- What you get at the end: photos, moisture readings, and whether a post-remediation check by an independent assessor is planned.
- Rebuild, included or not.
- The license. The Florida mold remediator license on the paperwork, and the certificate of insurance.
Signs a quote is padded
- A whole-house treatment for growth in one closet.
- Fogging or spraying the whole house as the main line item.
- Lab testing on mold you can already see, with no question the test answers.
- A big number with no square footage behind it.
- Pressure to sign today, or a contract that hands your insurance claim to the company.
Signs a quote is thin
- No containment on a job bigger than a small patch.
- "Clean and seal" or "encapsulate" moldy drywall instead of removing it.
- Nothing about the cause.
- Rebuild scheduled before the area is dry.
Questions to ask
- What's your Florida mold remediator license number? (Then check it on myfloridalicense.com.)
- How did you measure the area, and what are the moisture readings?
- What happens if you open the wall and find more?
- Who fixes the water, and when?
- Did your company do a mold assessment on this house? If yes, Florida bars it from doing the remediation for 12 months.
Compare against the published ranges: $1,500 to $9,000 for a typical job and $10 to $30 per square foot per Fixr. A quote far outside that needs a reason you can see on the scope. What mold remediation costs.
Before you sign
If the sale is made at your home, Florida gives you until midnight of the third business day to cancel in writing. The FTC's advice for any home repair applies too: get it in writing, don't pay in full up front, and don't let anyone rush you after a storm.
Questions Orlando homeowners ask
How do I know if a mold quote is too high?
Check the square footage and what is being removed against Fixr's published $10 to $30 per square foot. A high price with a line-by-line scope may be fair. A high price with no measurements isn't something you can judge, so ask for the scope first.
Should mold remediation include rebuilding?
Not always. Many remediators remove and clean, then hand off to a contractor for drywall and paint. The quote should say which, so you can compare like with like.
What does encapsulation mean on a mold quote?
Coating a surface with a sealant. It has a place on cleaned wood framing, but sealing over moldy drywall without removing it leaves the growth in the wall. The EPA says porous materials with mold may need to be thrown away.
