Mold inspection and testing in Orlando
A mold assessment answers three questions: where is the growth, how far does it go, and where is the water coming from. In Florida, doing that for pay on growth over 10 square feet takes a state mold assessor license. Fixr lists an inspection at $450 to $800.

When an inspection is worth paying for
- You smell it but can't find it. A musty smell with no visible growth usually means a wall cavity, the AC air handler or ductwork, or under flooring. Finding the source is the job.
- After water got inside a wall or ceiling. A roof leak, an AC condensate overflow, a supply line behind a vanity. The question is how far the water spread.
- Before you buy. A home inspector notes stains and moisture readings. A mold assessor goes further. Buying a house with mold.
- When you want a second opinion on a big quote. An assessor has no stake in the size of the removal job, and Florida law keeps it that way for 12 months.
- To check a finished job. A post-remediation check by an independent assessor tells you whether the work met the scope.
When it isn't
If you can see the mold and you know why it's there (the ceiling under last month's roof leak), the EPA and the Florida Department of Health both say sampling usually isn't needed to decide to clean it up. The state health department doesn't test homes at all, and says air sampling is costly and best left to experienced professionals. There's no federal or Florida standard for an acceptable level of indoor mold, so a lab number on its own doesn't tell you much.
What a licensed assessor does
Florida's definition is specific: a mold assessment is physical sampling and a detailed evaluation of the building's history and an inspection, to work out the origin, identity, location and extent of mold growth larger than 10 square feet. In plain terms, a good assessment visit includes:
- A walk-through and history. Leaks, storms, AC service, how the house is cooled and how long it sits closed.
- Moisture readings. A moisture meter on walls, ceilings and baseboards, and often a thermal camera to spot cool, damp areas.
- Humidity. Indoor relative humidity in several rooms. In Orlando this is often the finding that matters most.
- Sampling where it answers a question. Air samples indoors and outdoors for comparison, swab or tape samples of suspect growth, sent to a lab.
- A written report. What was found, where, the likely moisture source, and what should be removed or cleaned.

Two licenses, kept apart
- Assessment. A mold assessor inspects, samples and works out where the growth is, how far it goes and where the moisture comes from. Done for pay on growth over 10 square feet, it takes a state mold assessor license. (Sections 468.8411 and 468.8419.)
- Remediation. A mold remediator removes, cleans or treats the growth. Over 10 square feet, for pay, that takes a state mold remediator license, plus a construction license for any work that needs one. (Section 468.8411.)
- The 12-month rule. An assessor's company may not remediate a structure it assessed in the last 12 months, and a remediator's company may not assess a structure it remediated in the last 12 months. (Section 468.8419.)
Homeowners working on their own property are exempt (section 468.841). Assessors and remediators must carry at least $1 million in liability coverage (section 468.8421), and contracts must be in writing (section 468.8422). Not legal advice. The full rundown.

The inspection that comes with the removal
Some remediation companies offer to "check for mold" as the first step of selling a job. That's a sales visit, and it can be perfectly useful, but it isn't the independent assessment Florida's rules are built around. If a company does a licensed assessment on your house, it can't do the remediation for 12 months. If it wants to do the remediation, what it gave you was an estimate.
Questions Orlando homeowners ask
How do I know if I need a mold inspection?
When you smell mold but can't find it, after a leak inside a wall or ceiling, before buying a house, or when you want an independent check on a large quote or a finished job. If you can see the mold and know the cause, testing usually adds little.
How much is it to get someone to check for mold?
Fixr lists a mold inspection at $450 to $800, about $500 on average, with lab samples at $60 to $80 per sample beyond the first few. Bob Vila puts basic air testing at $250 to $350. In Florida, someone who assesses mold growth over 10 square feet for pay needs a state mold assessor license.
Can the mold inspector also do the removal?
Not within a year on the same structure. Florida Statutes section 468.8419 bars a mold assessor or the assessor's company from remediating a structure it assessed in the last 12 months.
